Stock Development Posted Strong 2008 Sales Numbers1/14/2009
For Stock Development, 2008 has been a terrific year with 356 new home sales and 44 awards recognizing its communities of Lely Resort, Paseo and Vivante for excellence.
According to Brian Stock, CEO of Stock Development, the company's new home sales volume reached $129.7 million for an impressive average sale price of $365,000 per home. He attributed the success to Stock's core philosophy of building competitively priced communities with architecturally superior homes and world-class lifestyle amenities.
"We are building homes priced from under $200,000 to more than $1 million in three of Southwest Florida's most beautiful communities," said Stock.
"Both Lely Resort and Paseo won Community of the Year honors. We are extremely proud of the fact that it is the first time a developer has won the this prestigious honor simultaneously in Lee and Collier Counties."
Even more remarkable, Paseo's Community of the Year honors mark the second consecutive year it has won the award in Lee County.
"We pride ourselves on giving the homeowner more than our competitors and Stock Development's communities have become a must-see for local homebuyers before purchasing. More than 7,000 people toured Stock New Home Sales Centers in 2008," said Stock.
In 2008, Stock Development won 5 Excel/Aurora Awards from the Southeast Building Conference, 18 Sand Dollar Awards from the Collier Building Industry Association and 21 Pinnacle Awards from the Lee Building Industry Association.

Among the Awards were Best Clubhouse honors for The Village Center in Olé at Lely Resort, Best Interior and Exterior Architecture Awards for the new Village Center at Paseo in South Fort Myers and numerous residential design awards at both communities. Stock Development also won Lee County's Development Company of the Year Honors.
Léger-Wetzel says Stock Development has continued to post strong sales because it has constantly stepped outside of conventional thinking and been an innovator when planning new community offerings.
"Lely Resort and Paseo are the two most dynamic community in Southwest Florida," said Léger-Wetzel. "No where else is there such a diverse array of single-family and multi-family home designs and club amenities, giving residents the most comprehensive selection of lifestyle options in the area."
Stock Development is adding even more options for the upcoming winter season with new neighborhoods and new furnished model centers in both Lely Resort and Paseo. Altogether 36 new furnished models will be open this month.
At Lely Resort, a total of 14 neighborhoods are offered. In 2008, Stock added Avonlea, a single-family home neighborhood, and Moorgate Point, a twin villa neighborhood. Also being developed are Covington Place, a neighborhood of single-family homes in The Classics Estate section, The Cottages at Cordoba, a neighborhood of maintenance-free single-family homes, and three new floor plans for the Martinique neighborhood in The Classics.
The Estates at The Classics, Caldecott, Cottesmore, Canwick Cove, Hawthorne, Legacy, Player's Cove, Alden Woods and Olé round out the incredible selection of new homes with prices at Lely beginning from just $199,990.
Residents have access to The Players Club & Spa at Lely Resort, which gives residents a complete lifestyle with a separate non-golf clubhouse providing a more casual, tropical atmosphere. Residents of the Olé neighborhood have their own Village Center to call home.
Offering over 20,000 square feet under air, The Players Club & Spa features a 3,500 square foot fitness center, a 2,500 square foot social room, a 1,200 square foot aerobics room, an arts and crafts room, a card room, a media room, billiards room and a theater room.
Outside, in a tropical setting, is a resort-style pool and spa with a cabana area. There are also private cabanas and a beach area around the pool. Adjacent to the pool and beach area is a lap/fitness pool set up for water aerobics. A children's tot lot and a private yoga garden round out the amenities at the pool. The Players Club also features a Tennis Pro Shop which services the seven Har-Tru courts of the tennis complex.
Lely Resort residents also have access to Collier County's premier golfing amenities. With three championship golf courses and two spectacular golf clubhouses, Lely Resort offers 54 holes of truly fabulous golf, including The Classics course by Gary Player, the Flamingo Island course by Robert Trent Jones, Sr. and The Mustang course by Lee Trevino.
One of the highlights of 2008 has been the debut of The Village Center at Olé. The 20,000 square foot Village Center amenities include a full-service concierge, a bistro, an ice cream parlor, a pub, an internet café, a coffee shop, a business center, library and a 90-seat movie theatre with a projection room and comfortable elevated seating.
"Olé offers world–class amenities for those seeking an active lifestyle," said Léger-Wetzel. The Village Center is the heart and soul of the community and its like nothing else to be found in Collier County. You have to see it to fully appreciate all that it offers."
Accommodating the active lifestyle sought by Olé residents, the Village Center gym includes state-of-the-art equipment, men and women's locker rooms and a separate aerobics/dance studio. Outside, the free-form pool includes elaborate waterfalls and rockscapes, as well as a richly landscaped sundeck with custom-designed furnishings. There is also a tennis center with several courts open for play.

The neighborhood offers a variety of multi-family residences including flats, town homes and casitas built by Stock Construction. Flats are available in five different floor plans and range in size from 1,227 to 1,774 square feet. The town homes, including two- and three-story designs, are available in nine different floor plans and range in size from 1,459 square feet to 2,084 square feet. The Casitas are available in six different floor plans and range in size from 1,531 to 2,080 square feet.
In Lee County, Paseo offers flats and town homes in 14 designs, as well as six casita floor plans. These award-winning homes range from 1,200 to more than 2,000 square feet under air. Four neighborhoods of single-story, two-story and courtyard-style single-family homes are also available. Twenty-nine distinct floor plans range from 1,649 to just over 3,000 square feet under air plus attached two-car garages. Luxurious pool and spa upgrades are available and all four neighborhoods feature sweeping views of the Six Mile Cypress Slough and surrounding lakes.
The Village Center amenities include a full-service concierge, a bistro, an ice cream parlor, a pub, an internet café, a coffee shop, a 4,000 square foot fitness center, a business center and library, as well as spa services and a 90-seat theatre with a projection room and comfortable elevated seating.
The free-form pool includes elaborate waterfalls and rockscapes, as well as a poolside gazebo serving refreshments. Adjacent to the main pool is a large spa, a fitness-oriented lap pool and a children's water playground. The richly landscaped sundeck offers custom-designed furnishings and a large semi-circle of seven authentic Old Florida Chickee huts to provide shade.
The Sports Center includes six lighted, HydroGrid tennis courts, a fishing pier, four bocce ball courts and a basketball court.
